Despite the roller coaster ride of 2020, the DC market remained resilient after a pause in March and April while Covid fears hampered the market. There was a 10.84% increase in sales volume over 2019 throughout DC with an impressive 6.52% increase in average sold price ($757,768). Another indicator of market performance is Days on the Market (DOM) which was 27 in 2020, down from 29 days 2019. Most impressively, the average sold price to list price ratio was 99.1% meaning most properties sold virtually at their list price.
Detached single family homes saw the largest year-over-year increase in average sale price with a 10.57% increase over 2019. Throughout DC, condominiums sold at an average sale price 4.47% above the prior year.
